Additionally, Highway 46 is the primary thoroughfare to Lake McQueeney (via FM-78) and New Braunfels at the intersection of Interstate 35. Early Bird Lane leads to the Caterpillar entrance to the west and Tyson Foods to the east, and the southern Wal-Mart drive will be accessed from Early Bird Lane on the east side of the Subject Property.

The initial proposed development will include approximately 20,000 square feet of retail and restaurant space situated on approximately 2.2 acres, with frontage of approximately 258’ on State Hwy. 46, 320’ on Early Bird, and 262’ on the Wal-Mart Access Drive. Alternatively, a smaller retail center of approximately 9,000 square feet may be considered to allow for a +/-1 acre pad user. Completion of the development is anticipated in Summer 2016.
